BUILT-TO-SUIT AND UPGRADE OF EXISTING FACILITY

Wuhan Manufacturing & Logistics Park

Wuhan, Greater Wuhan, China

A built-to-suit and upgrade project in Wuhan, Greater Wuhan, China, covering 118,000 sqm of land and 65,000 sqm GFA on a single floor. UI Wuhan Manufacturing & Logistics Park is located in the non-bonded Jiangxia EDZ, a mature submarket for automotive showrooms and logistics warehouses. The site sits at the intersection of two multi-lane avenues, just 2.5 km from the G4 and 4th Ring Road Interchange, providing direct access to Wuhan downtown (25 km) and Wuhan International Airport (60 km).

The development strategy combined new BTS facilities and a dormitory for a major delivery company tenant, with refurbishment and upgrade of three existing warehouses to meet demand from 3PL logistics and e-commerce tenants. Facility features include offices, ceiling clear heights of 8–10 m, floor loading of 3 ton/sqm, cross dock, parking, and air conditioning for worker well-being. LED lighting was also installed for sustainability. The project was acquired in February 2018, completed in July 2019, and exited in June 2022.
