Development of a 3F fully ramped logistics facility in Dongguan, Greater Bay Area, China. The site covers 116,000 sqm with a GFA of 188,000 sqm. Located in Xiegang Town, the facility is positioned to serve both Shenzhen CBD (1 hour drive) and Guangzhou CBD (1.5 hours drive), supporting regional distribution for major logistics and manufacturing clients.

The facility features modern logistics specifications, including a ceiling clear height of over 9 m, floor loading of 2.5–3 ton/sqm, and a reserved manufacturing area with 5 ton/sqm floor loading and crane beams. Safety systems include ESFR fire protection, fire hydrants, and air sampling alarms, with an air ventilation system for optimal conditions. The facility comprises four 3F fully ramped buildings and a 3F complex building, totaling an NRA of 197,000 sqm, with 43 truck courts, cross dock, offices, and parking. Sustainability measures include LED lighting and onsite solar panels, and it has obtained LEED Silver Certification. The facility was acquired in October 2022 and completed in August 2024.
